What to Have Ready Before Your Appraiser Arrives
A well-prepared file dramatically shortens timelines and strengthens the final award.
Documentation Checklist
- A complete copy of the insurance policy (declarations + endorsements)
- The carrier's most recent estimate and scope of loss
- Your own line-item estimate (Xactimate, Symbility, etc.)
- Photos and video of all damage, ideally pre-tear-out
- Engineer or specialist reports (roofing, plumbing, mold, etc.)
- A chronology of communications with the carrier
- Receipts for any mitigation or emergency repairs
- Original purchase records for high-value contents
Site Access
Make sure the appraiser can access every affected area. Removing finishes ahead of time often hurts more than it helps — let the appraiser document first.
Be Honest About Pre-Existing Conditions
Hiding wear-and-tear damages your credibility. A skilled appraiser will work pre-existing conditions into the discussion fairly.
